These are some of the questions that are frequently asked our leasing staff.

1.         Q:         Do you require a lease?
           
A:         Yes.

2.         Q:         What type of leases do you offer?

A:         We offer six and twelve month leases.

 

3.         Q:         What is the price range for your apartments?

A:         Efficiencies are $390

                        One bedrooms are $400 to $675

                        Two bedrooms are $485 to $845

                        Three bedrooms are $790 to $825

 

4.         Q:         Do you require a security deposit?

A:         Yes

 

5.         Q:         Is the security deposit refundable?

A:         Yes, when you move out.

 

6.         Q:         When is rent due?

A:         Rent is due on the first day of each month.  If it is not paid by the 5th of the month it is considered late and a $25 late fee will be charged.

 

7.         Q:        Can rent be paid by cash or credit card?

A:         We do not accept cash payments.  You can pay with a credit or debit card.  There is a 3% service charge to use a Discover card or Master Card; there is a service charge of $22.95 to use a Visa card.

 

8.         Q:        Do you allow subletting or co-signing?

A:         No.

 

9.         Q:        Do you allow pets?

A:         We no longer allow pets in any of our apartments.

 

10.       Q:        Can I change my locks?

A:         In order to change the apartment’s locks you must receive approval from the leasing office.

 

11.        Q:        What happens if I get locked out of my apartment?

A:         If you can come to the leasing office during regular business hours we will give you another key.  If we have to come out to your apartment to let you in, day or night, you will have to pay a $45 lock out fee.

12.        Q:        How much notice do I have to give to move out of my apartment?
            A:         We require a written 30 day notice to vacate.

 

13.        Q:        What happens when fulfill my lease?

A:         It rolls over into a month to month lease until you give notice to vacate.

 

14.        Q:        What utilities are paid?

A:         It depends on the property.  Some locations have water and/or heat paid.  Some of our newer locations have internet service and basic cable paid.  The tenant has to pay for the electricity and phone service at all locations.

 

15.        Q:        Do I need renter’s insurance?

A:         We do not require you to purchase renter’s insurance, but we do
            encourage it.

 

16.        Q:        What do you provide in the apartments?

A:         We provide the range, refrigerator and window coverings in all of our apartments.  Other items such as dishwasher, garbage disposal, microwave and laundry appliances may also be provided.

 

17.        Q:        What type of parking is provided?

A:         All of the properties have off-street parking.  Some locations also have carports or garages.

 

18.        Q:        Do you charge an application fee?

A:         Yes, $25.00.

 

19.        Q:        Do you check credit?

A:         Yes.

 

20.        Q:        What is your lease breakage policy?

A:         We do not have a lease breakage policy.  You are obligated to pay the apartment rent until the lease ends.

 

21.        Q:        Do you have any income requirements or restrictions?

A:         Yes.  One week’s guaranteed income must be equal to or greater than the amount of rent on the apartment that has been applied for.  We do not accept tips, commission or financial aid as income because it is not guaranteed.

 

22.        Q:        Do you accept Section 8?

A:         We do not.

 

23.        Q:        Can you hold an apartment?

A:         Yes, with a paid security deposit.

24.        Q:        Who do I call for maintenance?
           
A:         During regular business hours you can call the leasing office at 827-8576 and give your request
                        to any of the leasing agents that answer the phone.  In the event of a maintenance emergency
                        after office hours you can call our on call service at
827-8579.

 

25.        Q:        How many keys do I get when I move in?

A:         We provide you with two keys to the apartment and one mailbox key if you have a locked mailbox.  If you want to make copies you are welcome to do so.

 

26.        Q:        Will I get a full refund of my deposit when I move out?

A:         We may make deductions from your deposit when you vacate for the
            following:

1.                   Final water or any other utility bill.

2.                   Damage beyond what is considered normal wear and tear.

3.                   Carpet cleaning.

4.                   Painting and cleaning.

 

27.        Q:        How do I look at an apartment?

A:         Come in to the Apartment Mart office during our regular business hours and we will check out a key to you for any vacant apartment.

 

28.        Q:        How long can you hold an apartment with the security deposit?

A:         We can hold an apartment with the security deposit for three weeks.

 

29.        Q:        Do you spray periodically for bugs?

A:        We spray the apartments for bugs as needed.  If you have bugs or insects in your apartment you can call the leasing office and we will have our pest control come out and spray your apartment.

 

30.       Q.        Where do I send my rent payments?

A.        You can drop payments off to the Apartment Mart office at 912 N. Linden St. in Bloomington or you can mail them to PO Box 670, Bloomington, IL  61702.
